Hello Fort Hunters! 

Happy 2015!

I thought it would be interesting to take a quick look at how our 2014 real estate sales data for sold homes compared to that of 2013, 2012 and 2011.  Consider this a small historical prospective.

Here is what I found:

 

2014:

215 Sold Listings

Average List Price:                           873,705

Average Sold Price:                         814,774

Average Days on Market              62

2013:

222 Sold Listings

Average List Price:                           $872,271

Average Sold Price:                         $666,099

Average Days on Market:             57

2012:

209 Sold Listings

Average List Price:                           $615,270

Average Sold Price:                         $601,896

Average Days on Market:             60

 

2011:

174 sold listings

Average List Price:                           $662,978

Average Sold Price:                         $643,857

Average Days on Market:             85

The many varying price points we have in this zip code account for the differential in list and sold pricing from year to year.     Houses can sell for well over 1 million, all the way down to the mid 300’s.

In 2011, there were 11 listings that sold for over 1 million dollars, and 12 listings that sold for under $400,000.

In 2012, there were 10 listings that sold for over 1 million dollars, and 17 listings that sold for under $400,000.

In 2013 there were 17 listings that sold for over 1 million dollars, and 9 listings that sold for under $400,000. 

In 2014 there were 18 listings that sold for over 1 million dollars, and 5 listings that sold for under $400,000.  We had one sale that was $18,600,000.00, a large parcel 16+ acre parcel with an estate on the river on East Blvd.

Please note that the largest number of homes that sold fall between $600K and $699K, followed by $500K to $599K.  The number of homes that closed in 2014 was 3% lower than the number of homes that closed in 2013.

We should all be thankful for a solid, strong real estate year, and especially thankful that we live (or maybe want to live) in the best corner of Fairfax County.

This is an interesting look at neighborhood sales from 2014-2003, I have listed average and median sale prices, along with average days on market. Although, there are many different sizes and shapes for Waynewood models, and varying price points, the year to year comparison is valuable as an illustration of how we have tracked as a neighborhood. In the grand scheme of real estate values in the country and even in the DC Metro, I think it is obvious that Waynewood is a very desirable place to live.
